If I was a real estate agent in the USA and I wanted to increase my sales using only Mangools, this is the exact system I would use. No fluff, no buying leads from Zillow for $800 a month. I would use Mangools to own my market and get free buyer and seller leads every day.
Mangools is 5 tools: KWFinder, SERPChecker, SERPWatcher, LinkMiner, SiteProfiler. For $29/month, it gives you everything a local agent needs to outrank big portals on the keywords that actually close deals.
Here is my full USA playbook:
PHASE 1: FIND WALLET-OUT KEYWORDS WITH KWFINDER
Most agents target “homes for sale in Austin” or “realtor in Miami.” You will never rank for that. Zillow, Realtor.com, Homes.com have a Domain Authority of 90+. You are DA 10. You will lose.
I would use KWFinder to find what I call Wallet-Out Keywords – searches where the person is ready to act in the next 30 days.
I would build 3 buckets in KWFinder and set location to United States:
Bucket 1: Motivated Seller Keywords – The Money Bucket
These are my favorite. The person searching this needs to list NOW.
- “how to sell my house fast in [your city]”
- “sell house without realtor in “[county]
- “how much is my house worth in [specific neighborhood]”
- “sell inherited house in “[city]
- “best time to list house in 2026″[city]
- “closing costs for sellers in Texas / Florida / California”
- “sell house with bad foundation in “[city]
- “cash home buyers in “[neighborhood]
One closing from “sell inherited house in Orlando” is a $12,000 commission. Search volume might only be 150/month. I don’t care. I want 150 motivated sellers, not 15,000 tire-kickers.
Bucket 2: Ready Buyer Keywords – Not Browsers
Not “Austin homes for sale” – that’s a browser. I want:
- “3 bed 2 bath homes under $400k in Cedar Park TX”
- “new construction homes with no HOA in Phoenix”
- “townhomes near UT Austin under $350k”
- “homes with pool for sale in Tampa 33647”
- “VA approved condos in San Diego”
- “FHA approved homes in Jacksonville FL”
A buyer typing a zip code, bed/bath count, and a budget is pre-approved. They are ready.
Bucket 3: Hyperlocal Problem Keywords – Where You Crush Zillow
Zillow cannot write good hyperlocal content. You can. These keywords have low competition and build massive trust.
- “is safe for families”[neighborhood]
- “best elementary schools in [zip code]”
- “cost of living in vs “[suburb][city]
- “property taxes in 2026″[county]
- “best neighborhoods in for first time buyers”[city]
- “HOA fees in [master planned community]”
- “is in a flood zone”[neighborhood]
My KWFinder filter:
- Keyword Difficulty under 35. Under 35 = you can rank in 60-90 days with a new site. Over 45 = ignore for now.
- Search volume 100 to 1,500. Don’t chase 10k volume. 100 searches for “best blocks in Frisco TX for kids” is 100 families moving.
- Use the Questions, Autocomplete, and Related tabs. This shows you “People Also Ask” like “How long does it take to sell a house in Austin?” – each question is a blog post that ranks and brings leads.
I would build a list of 100 keywords this way in 2 hours.
PHASE 2: SERPCHECKER – CAN I ACTUALLY WIN THIS KEYWORD?
This is the step 99% of agents skip, and it’s why Mangools is better than just a keyword tool.
I take my 100 keywords and paste them into SERPChecker. For each keyword, I check:
1. Who is in the top 10?
If I see Zillow, Realtor.com, Redfin, Homes.com, Rocket Homes in all 10 spots – I skip that keyword. I cannot beat them yet.
If I see 2-3 local agents with weak WordPress blogs, a Nextdoor thread, a Reddit post, a local newspaper article from 2021, or a Yelp page – that is a GREEN LIGHT. Their Domain Authority is 15-30. I can beat them with better content.
2. Is there a Local Pack?
If SERPChecker shows a Map Pack with 3 agents for that keyword, perfect. Google WANTS a local agent for that search. Example: “realtor in Frisco TX” shows Local Pack. “homes for sale in Frisco TX” is mostly portals. I want the Local Pack keywords for seller leads.
3. How good is the current content?
I click the top 3 results. Is it a 350-word article from 2019 with stock photos? Is it a Zillow page with no local info? Then I know I can write a 1,800-word guide with real sold data from MLS, original drone photos, a video walkthrough, and market stats and outrank it in 45 days.
Example: Keyword “property taxes in Travis County vs Williamson County” – KD 19, Volume 320. SERPChecker shows top results are a county government PDF, a Quora thread, and a 500-word blog from 2020. That is a 48-hour ranking win. I would write the definitive 2026 guide tomorrow and get 5 seller leads a month from it for 2 years.
I would delete 70 keywords that are too hard. I keep the 30 easiest winners. Those 30 will pay my bills.
PHASE 3: CREATE CONTENT THAT RANKS AND CONVERTS
One keyword = one page. No stuffing 5 keywords on your homepage.
For each of the 30 keywords, my page formula:
Title Tag: Exact keyword + Year + Benefit.
Example: “How Much Is My House Worth in Round Rock 78681? [2026 Sold Prices + Free Value Tool]”
Introduction – 100 words that prove I live there:
“As an agent who closed 14 homes in Round Rock’s Behrens Ranch last year, I can tell you prices in Behrens Ranch are up 11% since January because…” This beats AI content and portal content instantly. Google’s Helpful Content system rewards first-hand experience.
Body – Answer it better than anyone:
- 3-5 recent sold comps from MLS with address, sold price, days on market
- 8-10 original photos I took on my iPhone – not stock
- A 90-second video walkthrough of the neighborhood
- A table comparing HOA, tax rate, school ratings
- FAQ section – I literally copy the exact 5 questions from KWFinder’s People Also Ask box: “What is the average home price in Round Rock?” “How much are closing costs in Texas?” Google loves this.
Call to Action – Not “Contact Me”:
Every page has a different lead magnet:
- For buyer pages: “Get Full List of Homes in 78681 With Price Drops in Last 7 Days – Updated Hourly”
- For seller pages: “Get Your Exact Home Value + What Your Neighbor Sold For – 2026 Report”
- For hyperlocal pages: “Free Relocation Guide PDF for – Schools, Taxes, Crime Stats”[Neighborhood]
I would also use SiteProfiler here. I take my biggest local competitor’s website – the agent who dominates my zip code – and put his URL into SiteProfiler. It shows me his top 20 pages by traffic, his backlinks, and his keywords. If he gets 600 visits/month from “best neighborhoods in Austin for tech workers” – I am writing a better, 2026 updated version with new data tomorrow.
PHASE 4: TRACK EVERY DOLLAR KEYWORD WITH SERPWATCHER
What gets measured gets improved. I add all 30 keywords to SERPWatcher.
I set it to:
- Track daily
- Track by specific city / zip code – critical in USA. Ranking #5 for “Austin realtor” statewide is useless. I need to know I rank #1 in 78681, 78664, and 78717.
- Track both desktop and mobile – 70% of “realtor near me” searches are mobile.
SERPWatcher sends a weekly email. If “sell inherited house in Austin” jumps from #18 to #7, I know my page is working – I add 300 more words and a video testimonial to push it to #2. If “VA approved condos in San Diego” drops from #3 to #9, I know a competitor updated their page – I need to refresh mine.
I also track my 3 money keywords permanently: “realtor near me”, ” real estate agent”, and ” homes for sale”. Watching those climb from #25 to #3 is directly tied to phone calls.[city]
PHASE 5: GET BACKLINKS WITHOUT BEGGING – USING LINKMINER
Agents think link building is hard. With LinkMiner, it’s simple.
I take the #1 ranking article for my target keyword, example “best public schools in Frisco ISD”. I put that URL into LinkMiner.
LinkMiner shows me every site linking to that article. I will see:
- Local PTA blogs
- Frisco ISD school directory sites
- Dallas Mom Blog
- Local moving company blogs
- DFW relocation guides
I email them: “Hi, saw you linked to [old article] about Frisco schools. I just published a fully updated 2026 guide with new STAAR scores, school zone maps, and fees. Would you consider adding it as a resource?”
10-15% will say yes. 5 links from local DA 25+ sites is enough to push you from #6 to #1 for low competition keywords in the USA.
Second tactic: I run my OWN site through LinkMiner to find broken links and weak pages. Fixing 404s is an instant ranking boost.
Third tactic: I find “moving to ” blogs using KWFinder, check their DA in SiteProfiler (target DA 20-45), and offer to guest post: “5 Costly Mistakes People Make When Moving to Austin From California” with a link back to my site. This is how you get powerful local backlinks that portals can’t get.[city]
PHASE 6: TURN GOOGLE TRAFFIC INTO CLOSINGS
Ranking is useless if you don’t convert. In the USA, speed is everything.
- Lead Magnet on Every Page: As above, no generic contact forms.
- Facebook Retargeting: I install Facebook Pixel. Someone reads “cost of living in Frisco vs Plano” – they see my ad for 7 days: “Thinking of moving to Frisco? I have 2 off-market homes coming next week.” Cost is $3/day, ROI is insane. One closing pays for 3 years of ads.
- Speed to Lead: In the US, if you call a new lead within 5 minutes vs 30 minutes, you are 100x more likely to convert them. I set up instant SMS notification for every form fill and I CALL. I don’t email.
This entire system costs $29/month for Mangools + your time. Compare that to $1,000/month for Zillow Premier Agent leads that are sold to 5 other agents. Once you rank for “sell my house fast in [your zip code]”, you get 10-20 exclusive seller leads per month for the next 24 months without paying per lead. That is how you build a real estate business, not a lead-rental business.
IN A NUT SHELL – What I Would Do To Increase Sales With Mangools in USA
- Find 30 Wallet-Out keywords in KWFinder with KD under 35 and volume 100-1,500 – focus on motivated sellers, ready buyers with zip code + budget, and hyperlocal problem keywords that big portals can’t answer well
- Validate every keyword in SERPChecker and only keep keywords where top 10 has at least 2-3 weak local blogs, Reddit threads, or outdated content – skip any keyword dominated by Zillow, Realtor.com, and Redfin in all 10 spots
- Create one killer page per keyword with real MLS sold data, original photos and video, school/tax/HOA tables, and FAQ copied from People Also Ask – and add a specific lead magnet like home value tool or off-market list
- Track daily by zip code in SERPWatcher to know if you rank #1 in your actual farm area – watch Local Pack keywords and push content that is climbing from #15 to #8 with more words and updates
- Use SiteProfiler to spy on the top local agent who dominates your zip code and steal his top traffic pages by writing a better, updated 2026 version with more data
- Use LinkMiner to steal competitors’ backlinks by finding who links to their top articles and asking those local PTA, mom blog, and relocation sites to link to your better guide – plus fix broken links on your own site
- Convert traffic into commissions with neighborhood-specific lead magnets, 7-day Facebook retargeting to everyone who visits your blog, and calling every new lead within 5 minutes
